Add the seemingly never-ending costs on top of logistics, styling and lifestyle interruption, and it’s easy to understand why many people feel overwhelmed with the idea of successfully renovating their home.

We’ve put together our top 5 tips for a successful renovation, without breaking the bank!

By popping just one or two of these tips in your toolbox, we’re confident your renovation experience will be less stressful and much more empowering!

Tip #1 – Create yourself a budget and identify the non-negotiable components of your renovation

The first step towards a successful renovation is to create a budget. We’re talking an excel spreadsheet, with separate tabs for each room, an itemised list of what materials and appliances need to be upgraded and a rough estimate of how much each room is going to set you back. Now you have a starting point! If the numbers are scary, this is a great time to scale them back. If you’ve come under what you originally thought you’d spend, fantastic!

It’s at this stage of your planning that we suggest making a list of your non-negotiables. For example, if you absolutely want to have a marble benchtop in your kitchen rather than a laminate top, pop that on the list! Sourcing multiple quotes throughout the renovation process could save you thousands of dollars! Our recommendation would be to make 2-3 comparisons before locking in any trade. The same process applies even if you’ve engaged a Builder/Project Manager to contract trades through their business. Shopping around for the best possible price takes time, but it’s well worth the investment. If you have engaged a Builder/Project Manager to manage your renovation and trades, be sure to have this conversation with them prior to signing the dotted line to make sure everyone is on the same page.

Tip #3 – Consider the purpose of your renovation

This tip is arguably one of the most important when it comes to getting the best bang for your buck throughout your renovation. Why are you renovating your property? To sell? Are you making updates with the intention of renting? Or are you simply giving your home a refresh to turn this place into your forever home?

Depending on your answer here, there are a number of avenues to explore before taking to the walls with a sledgehammer and ripping up carpet (even though it’s incredibly satisfying).

What is dry ice cleaning?

Sounds easy enough. Looks easy too when you watch all the latest TV renovation shows…don’t be fooled. Identifying the issues you may encounter can prove costly and after all your hard work, when things go wrong, it can be heartbreaking to say the least. 7 solutions on 7 common paint problems!

Listed below are 7 common paint problems you may be faced with, the reasons why they appear, and the 7 solutions to prevent them.

1. Blistering

If you observe bubbles forming from the underlying surface of your wall paint, this is blistering. Blisters are caused by moisture being drawn out from the surface that the paint is applied. It can be caused by painting when humidity is high, applying paint to a damp surface or re-coating too quickly. Insufficient surface preparation also increases the occurrence of blisters.

The solution

Avoid painting under extreme humidity or if a high dew point is present. Make sure your surface is dry and free of moisture before the paint application. Allow adequate drying time before re-applying paint. If the blisters go down to the surface, then moisture is a problem. In this case, it is highly-recommended to install vents and exhaust fans in affected areas. Choosing the Correct Primer Undercoat for the type of surface to be painted is your best chance of success may be the difference between success and failure.

2. Chalking

Chalking is loosely-based powder forming in painted walls. Low quality paints with high levels of pigment extenders are the culprit in this common paint problem. Other major factors to consider is the age, the colour or application of the paint. Some colours that contain a large amount of tint or are very bright can go chalky quite quickly. If the paint is thinned out too much, this could also cause a problem.

The solution

Remove the loose paint by scraping. Prime bare spots and repaint affected areas. Make sure to apply high-quality paints at the recommended spreading rate and thinning rate. When using bright colours, it is best to use the best quality paint that you can. Keep an eye on your paint work.

3. Cracking/Crazing

Cracking is characterised by splitting of dry paint film through at least one coat. It could also be that the first coat was not completely dry before application of the second coat.

The solution

Scrap and feather sand the affected area and apply correct primer coat before repainting with a high-quality paint at the recommended spreading rate.

4. Mould/Mildew

Mould/Mildew is a fungus characterised by black, grey, brown, and green spots growing on the surface. Mould/Mildew likes to grow in areas with high moisture, improper ventilation and lack of sunlight. Low-quality paint that contains no/inadequate bacteria shield (Inhibits mould and mildew), increases the chance of growth.

The solution

Scrub the affected area with household white vinegar to kill the mould spore. Apply a coat of stain blocking primer. Avoid using low-quality acrylic or oil-based alkyd paint and install exhaust fans in high moisture areas to assure proper ventilation.

5. Yellowing

While yellowing occurs at places with low-sunlight, it is best to avoid using alkyd or oil-based paint in these areas. Acrylic paints are best in situations as mentioned above.

6. Peeling

Peeling is a very common paint problem characterised by peeling-off of an outer paint layer from an earlier paint layer. It can be caused by loss of adhesion between a coating and a substrate, high moisture, or applying paint directly to a dirty or dusty wall.

The solution

Scrape away the peeling paint and smooth out the affected areas by sanding. Apply a good sealer/undercoat. Repaint with a Top-quality paint.

7. Wrinkling or Shrivelling

A painted surface that forms a skin that appears wrinkled or shrivelled is caused by paint being applied to heavily on a surface or the application of the second coat is applied without letting the first coat dry properly. Uncured paint exposed to rain, dew, and high humidity is also a possible factor for wrinkling or shrivelling.

The solution

It requires patience to let the base coat of a paint job dry completely prior to the final coat application. Allow extra time to dry if painting under hot, cool or damp weather. Paint should also be distributed evenly. Follow manufacturer’s recommendations for spreading rate and environmental conditions.

The occurrence of these common paint problems is due lack of diligence of the person who did the work or lack of knowledge with the paint products. Maintenance for repainting is often expected after a period of time. Prevention is better than a cure.

Selecting the Right Paint Products before painting your home!

The most appealing feature in choosing is probably its colour. Although colour gives the life in one’s home, the specifications of a paint is never secondary. It is the same importance to always check the back of the can for recommendations and specifications. The surface to be painted is also essential e.g. Interior, Exterior, Ceiling, walls, windows, doors, etc. Make sure that you are able to identify if its timber or say plasterboard that you wish to paint. Selecting the wrong product will result in poor house-paint quality and more frequent painting. When in doubt, it is best to call a professional painter to do the trouble for you.

Paint Application

Now that you have chosen the right paint for your surface, it’s time to do the dirty work of dripping the paint down your wall. But don’t get too carried away with your brush & roller just yet because painting requires surface preparation. A properly prepared surface always shows the best painting results.

Make sure to prepare the area you are going to paint. Place cloth or plastic drop sheets where required, (cloth for the floor, plastic over furniture & other stuff you cannot remove from area). Think of it this way, if you accidentally dropped a full tin of paint from the top of your ladder, believe me, you will be surprised at the sheer size of mess it will create… if in doubt cover it up. Most importantly, a good painter always carries a rag. Read the packaging recommendations for the tools, spreading and thinning recommendation.

Choose the right tools in painting application, such as brushes, rollers, and spray. Brushes and rollers are easier to use than the spray. A DIY spray job using cheap spray equipment leads to disappointing results – better spare your regrets and call a professional painter.

Maintenance

Never lose the beauty of your paintwork by proper maintenance. Exterior paint work requires more frequent maintenance than interior paint. Dust, dirt, grim, and carbon, even bird droppings should be removed so as not to deteriorate the quality of your home’s exterior.
